As part of the larger mixed-use redevelopment of 152 Endicott Street in Danvers, Massachusetts, A&M provided civil engineering design, permitting, and landscape architectural services for an 11,000-square-foot commercial building that now serves as the home of Fidelity Investments. The project represents a significant milestone in the transformation of a long-underutilized property into a vibrant commercial destination, with a four-story, 116-key hotel currently under construction as the final phase of redevelopment.
The redevelopment effort began with the demolition of several aging and underutilized structures, including a former motel and restaurant. While the site's location offered excellent visibility and access, redevelopment presented numerous challenges due to environmental constraints, significant grading requirements, and the absence of existing stormwater infrastructure.
Located along the Waters River, the 4.3-acre site is bordered by wetlands and other protected resource areas on multiple sides. A&M worked closely with project stakeholders and regulatory agencies to develop a site design that balanced redevelopment objectives with environmental stewardship. The entire property required substantial elevation increases to establish suitable building pad grades while accommodating drainage and access requirements.
Civil engineering efforts included the design and permitting of a comprehensive stormwater management system that captures, conveys, and treats runoff before discharge. Prior to redevelopment, stormwater flowed uncontrolled toward adjacent resource areas. The new infrastructure significantly improved site drainage performance while supporting environmental compliance and long-term site functionality.
Landscape architectural services included the oversight and design of wetland restoration and replication areas required as part of the permitting process. Restoration efforts focused on preserving existing vegetation where feasible, removing invasive species, and establishing native plant communities through a combination of wetland plantings, deciduous trees, and native seed mixes. These improvements helped restore ecological function while integrating the site into the surrounding natural environment.
A&M also played a key role in improving site access and circulation. Access to the development was established via Chalet Court, a new two-lane roadway constructed from Endicott Street. Additional roadway and intersection improvements included new traffic signalization, curbing, sidewalks, and roadway reconstruction to support safe access for future tenants, hotel guests, and visitors.
The result is a thoughtfully engineered redevelopment that transformed a constrained and environmentally sensitive site into a successful mixed-use destination while improving infrastructure, enhancing environmental resources, and creating opportunities for continued economic growth.
