Completed for the Merrimack Valley Regional Transit Authority (MVRTA), the project located at Merrimac and Titcomb Streets in Newburyport, Massachusetts creates a transportation node consisting of MVRTA Route 52 bus pick-up and drop-off, commuter parking, and public parking for workers and patrons of the downtown waterfront area. The redevelopment consists of a multi-level structured parking garage with a retail component and bus lobby on the ground floor. Other components of the project include streetscape improvements, pedestrian connectivity, utility connections, and stormwater management.

Streetscape improvements for the project include various trees along the sidewalk with granite planter boxes, granite curbing, a bus loading area, new brick and stamped concrete to match the existing sidewalk downtown, bike racks, pedestrian crosswalks, street signage, and an ADA accessible ramp. Also included in the design were granite bollards, greenscreen plant trellises, and various seasonal plantings throughout the site.
