Located at 181 Silver Street in Dover, New Hampshire, the home of the old Macintosh College campus, it encompasses approximately 19.46± acres. The site is located just south of the on-ramp to NH Route 16 with the majority of the site having been previously developed to support the former academic facility, including several large commercial buildings and a large-scale parking area. The first phase of this mixed-use development included renovating an existing building into a 66 key boutique hotel, a new 76-unit assisted living facility, and a Dunkin Donuts. The second phase will include a proposed medical office pad and a 14,927 SF CVS with drive-thru. Extensive pedestrian inter-connectivity was created throughout the project to allow for cross sharing of parking between the related uses on the site.
An extensive land survey was required and included an off-site survey for a traffic circle which included 250 +/- linear feet of new roadway, 60 feet on both sides of the roadway, culverts on the south side of the roadway, NH DOT right-of-way, and current Urban Compact limits, centerline data from NH DOT, utility line-height and sags at the proposed entrance. The project required extensive research through the city assessor's office, NH Department of Transportation, city engineer's office, and the County Registry of Deeds.
