The Sanctuary At Winchester North - Winchester, MA
Allen & Major Associates, Inc. provided civil engineering, permitting, and construction support services for the re-use of two existing industrial buildings on a combined 3.15 acres. The project replaced these structures with a single, 5-story multi-family residential building containing 147 apartment units and 211 surface-level parking spaces. The precise location of the building as well as the existing site topography help hide surface parking spaces. Located uphill from the surface lot, the proposed building, as well as the planted amenity deck, screens approximately 70% of the surface parking spaces. This configuration also ensured that all habitable levels of the building, and the majority of accessible open spaces, are lifted above the 100-year flood plain level. Engineering considerations included site access, stormwater improvements, utility coordination, site amenities, and FEMA Floodway and Zone AE mitigation design.
