Located at the corner of Concord, Howard, and Kendall streets on the site of the former Fabric Place, the redevelopment includes a 5-story, 196-unit apartment building, and a six-story parking garage. The project merged several parcels into one and will feature some retail space on the ground level. With its pedestrian-friendly location and its host of upscale on-site amenities, the project saw a pre-leasing frenzy. Twenty apartments in the building will be reserved as affordable housing.
Groundbreaking was held in April of 2018 and by December, AUH was recognized as a fundamental addition to downtown Framingham. Named by Smart Growth American as its 2018 Project of the Year, this is the area's first major Transit-Oriented Development (TOD). The $60 million-dollar re-development is just a three-minute walk to Framingham’s commuter rail station.
Work began with land survey and included an ALTA/NSPA survey, existing conditions, and an ANR plan to merge all the interior lots. Civil site engineering and design included a comprehensive Feasibility Study to assist with planning & acquisition. Once complete, work to progress the project included erosion control, demolition plan, site grading, drainage design and calculations, site utilities coordination, and photometric. Off-site improvements included intersection improvements/realignment at Freeman Street, Frederick Street, and Kendall Street, improve sidewalks from development to the intersection.
